    37 Hollywood

I received a realtor listing for a couple of pieces of land around the Train Station. Coincidentally, I had had a discussion on this very topic with an investor last week (i.e. what is the development opportunity around the train station?).

I can tell you that there are at least three new projects in the works around the train station according to Sasa Montaño, Trenton's Housing and Economic Development Director. According to Sasa, this area is the city's primary focus. Dan Brenna (the Ice House developer) is one of the people putting together a project in the area. Nexus properties is another

    This is an investor opportunity.

You have to believe in a good bit of upside from not only the Train Station renovation, which I don't, but also from planned development in the area. Personally, I'd want to have a confidence level in all three planned private developments. This area is still speculative.

A developer who does his homework could do OK.

Large Lots FORSALE in NJ's Capitol

37 Hollywood Ave, this is a build-able lot which measures 30’x100’, asking $34,900.00 O.B.O., also selling an adjacent lot 0 Hollywood Ave., 50’x100’ asking $42,900.00 O.B.O. Both lots are between addresses 41 and 29 Hollywood Ave. located in the city of Trenton, walking distance from Trenton Train Station and other public transportation. The Train station in currently under renovation and Trenton will start revitalizing this area sooner or later.

Lots where previously under contract buyers retained approvs to build 4 row homes on combined lots (80'x100') this past summer but their funding fell through, THEIR LOSE YOUR GAIN!

I also own 29 Hollywood Ave, and I was not planning on selling it but if the price is right I will sell, if you are interested let me know. I value the home at $127K ±, the home is a single Family brick twin home with four bedrooms two baths, hardwood floors, vinyl windows, finished basement w/ gas fireplace and wet bar. It has a fenced in rear yard with a stone BBQ. It is currently occupied by great tenants; they pay on time every time and pay all utilities.
