    Had a recent chat with developer Bill Carlucci. He's been coordinating his activities in Trenton recently with the guys at HHG and is is renovating buildings down on Centre St. in the Trenton Ferry area.

    This is great news as it strengthens the neighborhood and gives it the critical mass necessary to become Trenton's next great neighborhood.

    He's been working on 117 & 245 Centre which are both well underway and I believe under contract. However the project with the most potential for an extrodianary loft space is 302 Centre.

    According the Bill, the building is somewhere around 3700 SF and could be subdivided in a number of ways.

    He's considered 3 units, 1 big unit or 1 residence with a mother-inlaw unit. He really doesn't know and is looking for a buyer who will make the decision for him.

    That's the opportunity!

    Bill owns the property and is willing to enter into a custom development arrangement. He's done this with other projects around town.

    I went down to look at the building and take some pictures. Without going inside (yet) my thoughts are the following:

    • The building has lots of nooks and crannys
    • The front can be opened up into large live / work space
    • Best use is to carve off a small apartment in the back for extra rent
    • Spend around $300,000 on a large eclectic loft across the street from the Cracker Factory
