Roebling Development, led by Bill Carlucci, has
announced a new project for the empty lot at
Hamilton and S. Clinton (one block from the train
station). Units will sell for around $200,000 and are
built with loft living in mind. You can see from the
rendering that the design is reminiscent of the the
nearby Roebling Factory that famously produced wire
rope for
suspension bridges around the world including the
Golden Gate, Verrazano-Narrows and Brooklyn
Bridges.
There is method to Carlucci's madness as this project is across S. Clinton Ave. from 6 row houses he has redeveloped over the last couple of years. He's creating a critical mass of redevelopment in the Greenwood-Hamilton Neighborhood. Trenton Lofts subscribers should expect frequent updates on this project as it moves forward as Bill is a friend. |

In yesterday's mail I received official notice that The
Golden Swan is to go before the Planning Board on
March 23. I got this because my Peace St. properties
are within 200 feet of the development. Last night I
went to the Landmarks Commission review of the
building. The Commissioners all but gushed over the
plans and with good reason. It's beautiful.
The architect and developers have paid great attention to historic detail and are making the most out of this renovation opportunity. In addition to retail and offices on the 1st and 2nd floor, there will be four apartments on the 3rd and 4th floors. I don't have any time tables yet but I did get some good detail from the project architect. |

The Trenton Town Center has received Final Planning
Board Approval. Trenton's planning board is often the
final vote on our development projects.
The board has done a good thing in discounting the unfounded complaints of the Old Trenton Neighborhood Coalition (OTNC). It seems OTNC wanted the developer to throw some money their way and clean up the neighborhood for them. Apparently, the planning board reminded them that Full Spectrum is only a developer and doesn't have responsibility to pay-off the neighborhood. |

Artworks or Trolley Barn?
Is it Artworks or The Trolley Barn? That's the
question artsy Trentonians are asking themselves.
This has turned into an interesting debate on
city revitalization and several blogs have been
created to carry on the discussion.
The debate between the developers and the Artworks board is one of the more sophisticated civic debates I've heard and is worth a read. Now if we could only get our city council members to debate like this. |
